This home is located on a cul de sac in an established and friendly neighborhood, just a few blocks from the Arkansas River. One block away is a wooded nature trail along Cottonwood Creek, with a rope swing where the neighborhood kids love to play. There's also a small children's park at the end of the street. The middle/high school is only two blocks away, and the elementary school, one mile away. Downtown coffee shops are a pleasant ten minute walk along the nature trail, which connects to a town bicycle path. Sleeping Indian is the view to the east, where the popular Midland Trail mountain biking system is located. The Collegiate Peaks are the mountains to the west, for hiking, canoeing, and rock-climbing.

When you drive up, check out the maple, ash, crabapple and aspen trees in the front yard; notice the new roof! Upon entering the house, enjoy the big picture window, the bamboo and tile floors, the new hardwood flooring in the bathrooms, and the wood-burning fireplace in the living room.

The garage has been converted into a large room with a picture window and a pellet stove. Keep "as is" for a fourth bedroom, office, or music jam room --- or, turn it back into a garage, just as you like. Located off this room is a storage room with shelving and space for a freezer or two.

Walk on through the dining room to the sunroom, equipped with doggie doors. Come out into the deer-proofed, fenced backyard and see the trees, shrubs, raised garden beds, and storage shed, with lawn winding through it all. Trees and shrubs in the back are: apple, aspen, chokecherry, lodgepole, fir, nanking cherry, currant, cotoneaster, and honeysuckle. The raised garden beds have organically-tended soil, built up over the years from our compost heap. Everything stays green and happy, thanks to the in-ground sprinkler system.
